New Construction

Buying New Construction From a Distance


New construction is a popular choice for remote buyers, and it comes with its own set of checks. I walk the build site, track progress against the schedule, review the builder's contract and incentives, and confirm what is included and what is not before you commit.

Important: you do not need to sign on with the builder's on-site agent to buy new construction. Representation matters, and it is often free to you, so ask about it before your first model home visit.

We start with a video call about your timeline, budget, and must-haves. Before we look at a single home, get pre-approved by a lender who works with remote and out-of-state buyers, so your offer means something.

Together we build a shortlist: counties, commute, schools, price range, and home style. I send you listings that match and screen them before you ever see them.

Tour Virtually

You watch video tours from your couch, or I take you through on a live FaceTime or video call. I walk every room at your pace, open closets and doors, and check the details you care about.

Offer + Electronic Signing

I prepare a strategy based on current market data, submit your offer remotely, and negotiate on your behalf. Contracts, disclosures, and addenda are signed electronically from anywhere.

Inspection, Appraisal, Financing

I attend the inspection (you can join live by video), coordinate the appraisal, and keep your lender, title company, and the seller's side moving so the contract deadline is met.

Closing

In Virginia, closing can often be handled remotely with electronic and remote notarization. If you want to come in person, I will make sure everything is ready so your visit is quick and stress-free.

Timeline

How Long Does the Whole Thing Take?

Every transaction is different, but here is a realistic shape for a remote purchase in this market.

One to two weeks is typical to get pre-approved and lock in your search criteria, especially if you gather documents early.

Searching & Touring Virtually

Most buyers take four to eight weeks of virtual touring before they find the one. Market conditions can speed that up or slow it down.

Contract to Closing

A financed purchase typically closes in 30 to 45 days from ratified contract. VA loans can run a little longer, and new construction follows the builder's build schedule, often six to twelve months.

Plan a Visit That Counts
