EYA is advancing a 32-unit townhome community at 333 North Fairfax Street in Old Town, converting an office building into new for-sale homes steps from the shops, dining, and waterfront of Old Town. Entitlements were approved in 2025, making this one to watch for buyers who want true Old Town new construction.

A boutique community of just 7 single-family homes at 5411 Woodway Drive near Kingstowne, with 4 to 5 bedrooms, 2 to 3 baths, two-car garages, and 3,036 to 3,094 sq ft, priced from about $1,368,400. Tri Pointe Homes' first Alexandria development in the Oakville Triangle area between Del Ray and Potomac Yard, with sales at 400 Swann Avenue. Luxury 4-story townhomes with rooftop terraces and 2-bay garages run 1,937 to 2,608 sq ft with 3 to 4 bedrooms, priced from about $959,900. In its final homesite phase, about two miles from Old Town and Reagan National Airport.

Long & Foster's June 2026 report shows a $760,000 median sale price, up 7% from May, with a 10-day median days on market for current inventory; its September 2025 snapshot counted 344 active listings and 2.0 months of supply, up from 1.5 months a year earlier. The official September 2026 NVAR report publishes in mid-October.
