  • Pool age and condition. A pool over 15–20 years old may need resurfacing, new equipment, or replumbing. These are significant costs — get a pool-specific inspection.
  • Energy costs are real. Running a pool pump, heater, and lights adds to your electric bill. Modern variable-speed pumps and LED lights are much more efficient than older equipment.
  • Fencing and safety compliance. Local codes require specific barrier heights, self-latching gates, and sometimes pool alarms. Make sure the property is compliant — it affects insurance and liability.
  • Resale consideration. Pools are polarizing — some buyers love them, some won't consider them. In our market, a well-maintained pool in a desirable neighborhood generally adds value.

Stafford County

Pool homes in Stafford tend to be in higher-end neighborhoods like Augustine North, The Glens, and custom home areas. Community pools at Embrey Mill, Hampton Oaks, and Austin Ridge offer great alternatives. Homes from $500K–$1.2M+.

Spotsylvania County

Larger lots in Spotsylvania make pool installation feasible. Fawn Lake, Lake Wilderness, and custom home neighborhoods are the best places to find existing pool homes. Homes from $500K–$1.5M+.

Prince William County

Pool homes in Prince William are typically in luxury communities like Lake Manassas, Piedmont, and Potomac Shores. Many communities also offer resort-style community pools. Homes from $600K–$1.5M+.

Fairfax County

Pool homes in Fairfax command a premium due to lot sizes and demand. Most are found in the more established, higher-end neighborhoods. Homes from $800K–$2M+.
