Orange County, VA has moved into a more balanced fall 2026 market. Median sale prices are holding near $417,000, active inventory has climbed to about 253 listings, and homes are taking roughly two months to go under contract, nearly double the pace of a year ago. Where the Orange County Market Stands This Fall

Prices are the steady part of the story. Redfin places the county's median sale price near $417,000 for the three months ending May 2026, up just 0.2% year over year, while Zillow's average home value is about $390,000, up 2.1%. The real change is supply and pace. Active listings grew from 168 in March to roughly 253 in August, with about 67 homes under contract, and seller concessions have become noticeably more common as competition cools.
