Every month, I will bring you a curated look at what is happening in our region's housing market real numbers, real trends, and real insights you can use whether you are buying, selling, or just keeping an eye on your home's value.

Market Update, Mid-Summer 2026

The Northern and Central Virginia market continues to show resilience through the summer months. Here is a snapshot of current conditions across the 11 counties and cities I serve.

The standout story this month is Fredericksburg city's 5.6% year-over-year appreciation, driven by its walkable downtown, VRE commuter rail access, and a wave of new developments including the recently confirmed Trader Joe's and the Greenbrier Shopping Center redevelopment. Meanwhile, the northern tier of Arlington, Alexandria, and Fairfax continues to command premium prices with fast turnover, reflecting the enduring demand for close-in suburban and urban living.

Inventory is gradually improving across most markets, giving serious buyers more options than they had a year ago. That said, multiple-offer situations remain common on well-priced homes, particularly in the $450K-$600K range where demand is strongest.

Even with improving inventory, well-priced homes in desirable areas, especially in Fredericksburg, Stafford, and Prince William, are still attracting multiple offers. Here are three strategies that give you an edge:
