New construction in King George County VA is one of the strongest value stories in the Fredericksburg region this fall. Active communities from Sierra Ridge to Presidential Lakes are pricing new single-family homes from the mid-$400,000s to the $760,000s, with most product landing between about $520,000 and $660,000. What's Being Built in King George Right Now

Presidential Lakes is the county's most active community, with Gray Construction and Westbrooke Homes building on established streets. Sierra Ridge, off Long Leaf Lane between Fredericksburg and Dahlgren: Westbrooke's Bethany plan starts around $523,900 on roughly one-acre well-and-septic lots, and D.R. Horton has joined the community with 4- and 5-bedroom plans from about $595,000 to $660,000. Hopyard Farm by Ryan Homes offers ranch and one-level plans from about $430,000 to $490,000 with a pool, clubhouse, and Rappahannock boat access, while Oakwood Estates by Quality Built Homes and on-your-lot custom builds by Mitchell Homes, starting near $458,000, round out the market. The Dahlgren Factor and Where the Market Stands

Naval Support Facility Dahlgren anchors this market and keeps adding momentum. The proposed Dahlgren West campus, roughly 500 acres and 9 million square feet of data center space near the base, would bring years of construction work and long-term county revenue, the kind of demand that supports new-home values. That stability shows in the numbers: the county's median sold price holds near $482,000 even as the mix shifts, Zillow's typical home value is about $472,297, up 2.4% year over year, and homes go under contract in about 14 days on Zillow's measure. New construction here typically runs well below comparable product in Stafford and Prince William, which keeps families priced out of the I-95 corridor looking this way. The Most Important Step: Register Your Agent Before the Model Home

This one tip saves buyers thousands: bring your buyer representative, or register them in writing, at your first visit to any community. The sales agent in the model represents the builder, not you, and most builders will not pay a buyer's agent commission for a buyer who showed up unaccompanied.
