Buyers had more homes to choose from across Spotsylvania County, Stafford County, and the City of Fredericksburg in July 2026. Spotsylvania ended the month with 475 active listings and a $482,999 median sold price, Stafford recorded 499 active listings with a $579,450 median sold price, and the City of Fredericksburg saw 76 active listings at a $597,500 median sold price. Median days on market ranged from 15 days in Spotsylvania to 25 days in the city, with the average 30-year fixed mortgage rate near 6.54% in July.
The July 2026 housing data shows that buyers had more homes to choose from across Spotsylvania County, Stafford County, and the City of Fredericksburg.
How Each Area Closed Out July
Spotsylvania County ended July with 475 active listings. A total of 175 homes closed, while 183 properties went under contract. The median sold price was $482,999, and homes that sold spent a median of 15 days on the market.
Stafford County recorded 499 active listings, 216 closed sales, and 179 new pending sales. The median sold price reached $579,450, while the median time on the market was 19 days.
In the City of Fredericksburg, there were 76 active listings, 20 closed sales, and 27 new pending sales. The median sold price was $597,500, and the median days on market increased to 25 days.
Mortgage Rates and Affordability
Mortgage rates remained an important affordability factor. The average 30-year fixed mortgage rate was approximately 6.54% during July and 6.67% during August through August 27, according to Freddie Mac.
August housing totals are still preliminary and should not be presented as final until Bright MLS releases its completed August report in early September. Market statistics describe an overall geographic area and may not reflect the value or marketability of a particular property. Those results favor homes priced in line with current comparable sales.
