1. Tune Up Your HVAC and Chimney
Orange County homes lean on heat pumps, and many also burn wood in fireplaces and stoves. September and early October are the window to have your heating system inspected before the first cold snap: replace furnace filters, test the thermostat, and confirm the heat pump switches over cleanly. If you heat with wood, book a chimney cleaning now. Creosote buildup is the leading cause of chimney fires, and sweepers fill up quickly once temperatures drop.
2. Win the Battle Against Falling Leaves
Orange County's wooded lots and tree-lined lanes put on a spectacular show in October, but those leaves are hard on roofs and foundations. Clean gutters and downspouts after the peak leaf drop, confirm water discharges at least four feet from the foundation, and check for loose or cracked shingles. On wooded lots, trim branches that overhang the roofline before winter storms arrive.
3. Seal Drafts Before the First Freeze
Central Virginia winters regularly dip below freezing. Caulk and weatherstrip windows and doors, add a door sweep, and check attic insulation, aiming for R-49 where space allows. Sealing drafts is one of the most cost-effective upgrades a homeowner can make, and it pays back on every heating bill all winter.
4. Protect Outdoor Plumbing, Wells, and Septic
Disconnect garden hoses, shut off and drain exterior hose bibs, and store sprinkler components before the first hard freeze. If your Orange County home is on a private well, insulate exposed pump-house piping and confirm the well cap is sealed. And if you cannot remember the last time the septic tank was pumped, fall is the ideal season to schedule service while the ground is still soft.
5. Give the Lawn One Last Push
Orange County lawns are mostly cool-season fescue, which thrives once September temperatures moderate. Aerate and overseed thin areas, apply a potassium-rich fall fertilizer, rake leaves so they do not smother the grass, and trim shrubs away from the siding. Curb appeal matters when buyers are driving by, and a cared-for yard reads instantly from the street.
6. Don't Skip the Details
- Test smoke and carbon monoxide detectors and replace batteries.
- Clean the dryer vent to remove lint that builds up in humid Virginia weather.
- Store patio furniture and grills or cover them for the season.
- Have a generator plan if you rely on a well pump, since fall storms can knock out power on rural routes.
