Fairfax County VA Fall 2026 Market Update: Record Inventory Gives Buyers Breathing Room

Fairfax County VA enters fall 2026 with its most balanced housing market in years. Active inventory hit a new high for the year in mid-August, giving the county roughly 2.5 months of supply, and by mid-August more than half of the homes listed for sale had been on the market 30 days or longer. For the first time in several seasons, buyers have real choices, while sellers need sharper pricing and presentation to stand out. Mid-year data put the county median sale price near $780,000, up from the low $700,000s earlier this year. The average sale price for the first half of 2026 came in near $928,000, roughly 5% above a year ago. Inventory has climbed steadily all year, with analysts expecting listings to run about 36% higher than 2025 levels for the year. Taken together, these are the numbers of a market rebalancing, not a market falling apart.

The pace has slowed with the supply. In early August, half of the active Fairfax houses had been on the market 30 days or longer, a share that rose to 56% by August 12. Between August 5 and August 18, only about 42% of homes went under contract within 14 days, while about a third sat 30 days or more. Buyers are still active, but more selective, waiting for the right home at the right price instead of jumping into a bidding war overnight.
