The bigger shift is on the supply side. Active inventory has climbed to 443 units — a 58% increase year-over-year. That translates to roughly 2.6 months of supply, the highest since 2020. These projects will primarily add density along the Rosslyn-Ballston corridor and in National Landing, where Amazon HQ2 and the Virginia Tech Innovation Campus continue to drive demand.

For buyers in the $450K to $700K range, the incoming supply of condos and apartments should ease competition over the next 12 to 18 months. For buyers seeking single-family homes, the new stock will have less direct impact, but the broader shift toward a more balanced market is a positive sign regardless of property type.

Sprouts Farmers Market is set to open at 3115 Langston Blvd in Lyon Village, replacing the former Giant and bringing fresh, affordable groceries to the neighborhood.
