Stairs Are Optional
Single-level living is one of the fastest-growing buyer preferences in Virginia — and it's not just for retirees. Young families appreciate the open flow of a well-designed ranch. Empty nesters love eliminating stairs. And anyone thinking long-term about mobility and aging in place recognizes the enduring value of a home where everything you need is on one floor.
The good news: Virginia offers a surprising variety of single-level options. True ranch homes and ramblers can be found in established neighborhoods across the state. Many newer 55+ communities feature purpose-built single-level designs with wide doorways, zero-step entries, and accessible bathrooms. And a growing number of two-story homes now include main-floor primary suites — giving you single-level daily living with bonus space upstairs for guests or hobbies.
As your trusted advisor, I know the difference between a home that's truly accessible and one that simply has a bedroom on the main floor. I'll help you evaluate door widths, bathroom configurations, entry points, and laundry locations — the practical details that determine how well a home will serve you over time.
Barbara's Buyer Guidance
- True single-level vs. main-floor primary. A ranch has everything on one floor. A home with a main-floor primary suite still has stairs to upper/lower levels. Know which you need.
- Doorways and hallways matter. Standard 30-inch doors can be tight for walkers or wheelchairs. 36-inch doors and wide hallways future-proof your home.
- Zero-step entry is ideal. Even a single step at the front door or garage entry can become a barrier. The best accessible homes have flush entries at every door.
- Laundry on the main level. Carrying laundry up and down stairs is a top complaint in multi-level homes. A main-floor laundry room is a practical luxury.
